  • Control Deal Structure:
    The seller sets the terms, conditions and timing of the sale.  All due diligence is completed and provided in advance of the sale, producing a non-contingent as-is contract with a financially qualified buyer on the terms and timing set forth by the Seller.
  • Accelerated Sale:
    An auction-marketing program can be executed typically within 60 to 75 days, resulting in a non-contingent sale.  The auction provides an accelerated, non-contingent sale with a date certain of sale and closing.  A structured accelerated sale as compared to conventional brokerage model provides certainty to the seller as to the sale date and closing. Timing is critical in many situations, such as a 1031 exchanges and situations that require year-end closing requirements.
  •  Maximize Exposure:
    An accelerated marketing program will create a market focus on a property, often freezing the sale of competitive product. An auction produces a level of high quality level of interest that often cannot be duplicated in a conventional sales program.
  • Determine Market Value through Competitive Bidding:
    The competitive nature of a structured accelerated auction program is an ideal strategic solution to determine a market price on difficult to value assets.  Difficult to value properties take many forms.  Valuation issues can be driven because the market is weak or declining or because the asset lends itself to redevelopment where value will be driven by use.
