Mr. Koulichkov has been actively involved in real estate since 1999 with the unique qualifications of acting as a lender, broker and principal in various transactions. As a principal he managed several multi-family properties in Manhattan, leasing commercial and residential space and oversaw their upkeep and repairs. “As a licensed Real Estate Broker, Mr. Koulichkov has extensive experience as buyer’s broker and listing agent in the NYC and Boston markets having sold and leased a diverse portfolio of properties.”He successfully negotiated the purchase of a block of condos from the Joint Disease Hospital in NYC and directed the redevelopment and resale in the Gramercy Park neighborhood eventually selling out the project at over asking prices. Mr. Koulichkov was also involved in selling the air rights on a mixed use building in the Garment District then subsequently sold the building and engineered a 1031 exchange on three triple net properties in the Phoenix-Tucson area.
As a lender Mr. Koulichkov has the distinction of operating in the commercial, 1-4 family, and private lending world. As a loan officer at Countrywide Home Loans he was awarded the 2004 National Rookie of The Year Award for highest 1st year production in the company. Despite the turmoil in the mortgage industry he maintained his status and is currently licensed as a Mortgage Loan Originator in several states. His commercial lending expertise is concentrated on multi-family or mixed use dwellings of 5 -50 units with loans placed to regional community banks and lenders. As a private money lender Mr. Koulichkov has been involved in bridge financing to complete development projects before placing the permanent financing along with a myriad of other solutions.. As a licensed Real Estate Broker, Mr. Koulichkov has extensive experience as buyer’s broker and listing agent in the NYC and Boston markets having sold and leased a diverse portfolio of properties.
He is a member of the Greater Boston Real Estate Board and is a member of the Mortgage Bankers Association. Mr. Koulichkov matriculated at Phillips Academy Andover and holds a BS in Broadcast Journalism from the College of Communication at Boston University.
